  • Are you licensed?

    There is no State of Florida license required for property management services.
  • Can I reach you after hours?

    In the event of an emergency with your property, our staff can be reached after hours, however all other requests or property concerns can be addressed the following business day.
  • Can you put the money directly into my account?

    At this time, we do not offer direct deposit. Monthly owner distribution checks are mailed between the 15-20th of each month.
  • Do I get to see the lease or sign it?

    We can always provide a sample lease for your review, however all tenants execute a Rental Agreement with Berkshire Management Group, not the individual property owner.
  • Do you sell real estate too?

    Although some staff members have their State of Florida real estate sales license, we do not facilitate real estate sale transactions.
  • How and when do I get my checks?

    Monthly owner distribution checks are mailed to your provided address between the 15th and 20th of each month, along with an owners statement showing all transactions associated with your property.
  • How is rent collection handled?

    We are aggressive with our rent collection practices as it is an essential element to all property owners and investors. Rent is due on the 1st of each month and there is a grace period unit the 5th of each month. Late fees are charged accordingly thereafter. In addition, our residents are able pay their rent through our online payment portal, office drop box or send via regular mail.
  • How long of a lease do you sign?

    All initial lease agreements are for a one (1) year term.
  • How much security deposit do you charge the tenant?

    Typically, the security deposit is equal to one month’s rent, however a large security deposit may apply in some cases. Also, additional pet deposits apply for properties that allow animals in the home.
  • How soon can you start managing my property?

    Once you execute the management contract and provide us access to your property, we can start right away!
  • What type of properties do you manage?

    We manage a variety of properties that include single family homes, townhomes, condos and apartments.
  • What type of reports do I get and how often?

    Each month you will receive an owner statement, listing all transactions associated with your property in addition to copies of any work orders or invoices that have been completed at your property. Annually, we provide a 12-month income statement along with your 1099-Misc Income tax form. Additional reports can be made available upon request.
  • Who holds the tenant security deposit?

    Berkshire Management Group holds all security deposits in a separate, non-interest bearing checking account.
